O4 led the comprehensive office renovation and fit-out at 865 Hornby, facilitating the relocation of three government offices into a unified, modernized workspace. The design prioritized a mix of private offices, drop-in workstations, and collaborative areas, fostering a cohesive and adaptable work environment aligned with government workplace standards.

The project underwent an extensive value engineering process, exploring multiple design options to balance high workplace standards, user comfort, and strict budget constraints. The final design successfully met the Leading Workplace Standards (LWS) while ensuring that the end users’ needs were fully integrated.

In addition to the tenant fit-out, O4 managed the furniture procurement, installation, and move coordination, ensuring a seamless transition to the new space. The office design also featured advanced acoustic strategies to optimize privacy and noise control within an open office environment.
